A successful smart growth community has both an ample supply of
affordable housing and minimal commuter traffic. To make this possible,
affordable housing must be available to people near their places
of employment. Employer-assisted housing (EAH) programs are catching
on around the nation to tackle this challenge.
Though
program details vary, employers generally contribute to an employeeís
down payment and closing costs of a home near work. The donation
benefits the employer by improving employee loyalty and reducing
the absences and tardiness that are due to poor driving conditions
or traffic jams. By offering employees money to buy a home, the
employer actually saves money in the long run by reducing the costs
associated with employee recruitment and training. For employees,
these programs can make the difference between homeownership and
renting for families who cannot otherwise afford a down payment
or closing costs.
Increasingly,
governments are working with employers in employer-assisted housing
efforts to reap the benefits of these programs. The increased employee
loyalty can draw companies to a region where EAH programs are supported.
The programs may also help meet local goals for affordable housing,
decrease commuter traffic in an area, and help revitalize deteriorating
neighborhoods by stimulating home ownership.
