Picture Smart Growth

Grayslake, Illinois
One of the best examples of a conservation subdivision is Prairie Crossing in Grayslake, Illinois. Prairie Crossing is located on 667 acres, 350 of which are permanently protected by easements (agricultural and conservation). There are 15 home designs ranging from 1200 to 3500 square feet and prices range from $199,900 to $409,900 ($330,000 average). Homes are built based on energy efficiency guidelines – construction techniques and materials reduce energy usage by 50%

A Metra Station providing transit to Chicago and O'Hare Airport is adjacent to the site and a second station (on closer rail line) will open in 2001. The Station Village area, now under construction, offers 121 home sites within easy walking distance of station.

An on-site Charter School, with curriculum oriented to the environment, currently teaches 120 kindergarten to 3rd grade students and will eventually serve 360 children in grades K-8. Prairie Crossing also has a community-supported garden with organic produce and a weekly on-site farmers market. A restored 1885 Byron Colby Barn serves as the Community Center (the site for concerts, community meetings, potluck dinners, dances, etc.) and is also rented for weddings and parties.

The homes in the "village section" of Prairie Crossing are set close-together and have bold different colors that give the development diversity.

Some sections of Prairie Crossing have homes on larger lots; many of these homeowners choose native landscaping rather than mowing their yards.

Another aspect of traditional neighborhoods is the alley. Alleys provide ample room to park the car, put out the trash and play out of traffic. If alleys are used for these activities, the street fronts are dominated by homes, yards and landscaping – better images for the face of the community.
